Mastering the Modular Blueprint

Optimizing efficiencies and streamlining for success

In residential construction, success stories often emerge from humble beginnings, driven by passion, perseverance, and a dedication to quality. Hayden Simpson, Owner of Simpson Residential, epitomizes this narrative. In a recent interview, he shares the compelling journey of his company’s evolution, marked by significant milestones and lessons learned along the way.

Reflecting on his early years, Simpson recalls, “I started at 17, completing my apprenticeship locally. Then, I moved to a more populated area, focusing on residential buildings. It took about five years to establish myself. By 23, I ventured into self-employment, building houses solo and gradually expanding, hiring staff. I started with one employee and eventually took on two apprentices.”

Despite his initial success, Simpson acknowledges the learning curve of entrepreneurship, particularly in business management. “During that journey, I made numerous mistakes, especially in quoting jobs. However, my commitment to quality craftsmanship ensured a steady workflow,” he admits candidly.

Simpson’s journey took a detour when he ventured overseas, expanding his horizons and acquiring new insights. “I came to understand that expertise in carpentry didn’t equate to proficiency in business,” he states. Seeking direction, Simpson enlisted the guidance of a building coach, immersing himself in the intricacies of business operations. “From grasping pricing strategies to refining professionalism, I absorbed invaluable lessons that transformed our approach.”

Evolution, adaptation, and success

The transition from HW Simpson Builders to Simpson Residential marked a major milestone. Guided by Simpson’s visionary leadership, the brand underwent a comprehensive rebranding process. The strategic overhaul, backed by a new business infrastructure, propelled Simpson Residential towards growth and success, nurturing trust and confidence among clients and partners.

With a team of 12 professionals led by Simpson, Simpson Residential has not only navigated the competitive landscape of residential construction but also solidified its position as a formidable entity synonymous with trust and dependability.

Operationally, Simpson Residential embraces innovation to optimize efficiency and streamline processes. Leveraging cutting-edge project management software such as Co-construct, it seamlessly coordinates day-to-day activities, facilitating real-time monitoring of project advancements and promoting smooth communication among all team members.

Blending craftsmanship and collaboration

Simpson Residential adopts a unique construction approach in a region with a relatively small population and geographical isolation from larger urban areas in New Zealand. Unlike many counterparts who heavily rely on subcontractors and specialized trades, Simpson Residential takes on an extensive range of tasks and manages the entire build process internally.

From pouring concrete floors to erecting frames or structurally insulated panels, constructing roofs and claddings, and handling insulation and interior linings, Simpson Residential oversees every aspect of the construction process. This hands-on approach contrasts practices in larger urban centers, where multiple trades are typically involved in various tasks. By handling these processes in-house, Simpson Residential ensures higher quality by eliminating potential gaps between trades and ensuring seamless coordination from one stage to the next.

The company’s cohesive operational model, marked by a high degree of vertical integration, is crafted for efficiency and reliability. Utilizing technology is pivotal in enhancing these operations. Co-construct is a cornerstone platform accessible across mobile devices and office desktops.

Upon initial meetings, clients are provided with their own Co-construct account, granting them access to project-specific schedules outlining key milestones, such as information dissemination, plan reviews, and quote discussions. The transparent communication approach demonstrates professionalism and often influences clients’ decisions to engage with Simpson Residential.

Integration also extends to subcontractors, who receive automated alerts through Co-construct when their services are required. The streamlined communication eliminates the need for an additional project manager, saving valuable time and resources. The platform’s dynamic nature ensures that any delays or advancements in one aspect of the project are reflected in the overall schedule, maintaining project momentum.

Emerging technologies

Co-construct serves as the central hub for managing communications and decisions, offering a comprehensive overview of project-related activities. It exemplifies Simpson Residential’s commitment to efficient project management and client satisfaction, facilitating smooth operations from inception to completion.

Simpson emphasizes the importance of staying abreast of emerging technologies and trends in the construction industry. Whether exploring virtual reality’s potential for immersive client presentations or adopting drone technology for aerial surveys and site inspections, Simpson Residential remains at the forefront of technological innovation, continuously seeking new ways to enhance its offerings and exceed client expectations.

As Simpson aptly says, “Technology is not just a tool; it’s a catalyst for transformation. By embracing innovation and leveraging cutting-edge solutions, we can elevate our operations to new heights and deliver value to our clients.”

The rise of modular building

Modular building has emerged as a game-changer in the construction industry, offering flexibility and efficiency. “We’ve come up with a modular home idea, and we’ve got our first one halfway through construction. It’s built indoors in our workshop. And it’s modular so that you can buy different modules and arrange them to suit your site”, Simpson describes.

Modular building minimizes the impact of adverse weather conditions by constructing modules in a controlled indoor environment, a significant advantage in areas prone to inclement weather like the West Coast. Simpson highlights, “Working where we live is quite a wet area, so we get a lot of adverse weather conditions that can slow up builds or damage materials during the build.”

Moreover, modular building significantly reduces overhead costs associated with travel and material delays. Simpson notes, “It drops our overheads because we have this traveling and the vehicle costs; it also gives the guys the flexibility to work different hours.”

As the construction industry continues to evolve, modular building stands out as a forward-thinking approach that enhances efficiency and offers a more cost-effective solution for meeting housing needs. With its numerous benefits and potential for expansion, modular building is shaping the future of construction.

Looking ahead, Simpson envisions further investment in modular construction, with plans to establish operations in new territories and expand the company’s footprint beyond the West Coast. By leveraging technology and embracing innovation, Simpson Residential aims to streamline operations, reduce overhead costs, and deliver exceptional value to clients across New Zealand.

Building an inclusive company culture

Simpson Residential remains committed to its core values of integrity, professionalism, and excellence. By fostering a culture of continuous improvement and investing in its workforce development, the company strives to uphold its esteemed reputation as a trusted leader in the residential construction industry.

Among its initiatives is the engaging “money game,” which exemplifies the company’s commitment to employee engagement and continuous improvement. Every few months, Simpson distributes fake money to all its workers, each equivalent to a hundred dollars. This activity serves as an educational tool as employees discuss instances where their actions may have incurred costs to the company. For example, if workers admit to cutting a sheet of iron incorrectly, they collectively estimate the monetary impact of such faults.

This exercise raises awareness about financial implications and encourages accountability and ownership of actions on the worksite. The game isn’t solely focused on identifying mistakes; it also allows employees to highlight their achievements and contributions to the company’s success. By incorporating such interactive and educational activities into its workplace culture, Simpson Residential cultivates an environment where employees feel valued, motivated, and empowered to excel, contributing to the overall cohesion and growth of the organization, even as it expands in size and complexity.

Also, the shift towards modular construction streamlines processes boosts efficiency and offers greater employee flexibility. This flexibility enables them to better balance their work and personal lives. By emphasizing work-life balance and prioritizing employee well-being, Simpson Residential not only enhances morale but also attracts and retains top talent, thereby ensuring the long-term success and sustainability of the company.

The future of Simpson Residential

As Simpson Residential looks towards the future, its goals extend beyond business objectives to encompass a holistic vision of growth, innovation, and excellence. By investing in modular construction, cultivating a positive company culture, and embracing technological innovation, the company is composed to redefine the standards of excellence in the construction industry and shape the future of residential buildings in New Zealand and beyond.
